Major Concerns
This 2019 Forest River Cherokee 274RK is in fair overall condition for its age and price point. The unit presents well cosmetically and most major systems are functional. However, two significant issues require resolution before purchase: an active roof delamination above the bathroom and a non-functional water heater propane system. The roof issue carries the highest risk due to potential water intrusion and hidden structural damage. Seven additional items require attention but are non-critical. We recommend using these findings to negotiate the asking price or require seller repairs prior to closing.
Slight grinding noise on driver-side slide. Mechanism operates but slide rail needs lubrication and alignment check. Recommend service before extended use.
Active delamination observed — approximately 18" × 12" soft spot above the bathroom skylight. Surface has separated from substrate. Potential water intrusion; sub-roof damage cannot be ruled out without further teardown. This is a significant issue requiring immediate attention and repair estimate before purchase.
Caulk cracking around front A/C unit and one vent cap. Reseal recommended before next season.
Pilot assembly heavily corroded — unit would not light on gas mode. Electric element tested and functions, but propane side is inoperable. Full water heater replacement is the most cost-effective remedy at this age.
Refrigerator functional but reached set temperature in 48+ minutes (above normal). Door seal is worn on lower driver-side corner — cold air loss is likely cause. Seal replacement is a minor DIY repair (~$50–$80 in parts).
6" × 6" soft spot detected on flooring adjacent to water heater closet. Consistent with a prior water leak that has since dried. No active moisture detected. Monitor; full evaluation recommended if purchasing.
All four tires show DOT date code week 22/2017 — approximately 8 years old. Tires appear undamaged and have acceptable tread, but rubber compounds degrade with age regardless of tread. Industry standard recommends replacement at 6–7 years. Replacement strongly recommended before any extended towing.
The full report includes high-resolution photos of every inspected area. Below are the key findings documented during this inspection.
Roof delamination — above bathroom skylight
Roof delamination — close-up of separation edge
Water heater pilot assembly — heavy corrosion
Slide-out rail — debris and misalignment visible
Refrigerator door seal — lower corner wear
Soft flooring near water heater closet
Tire sidewall — DOT date code 22/17
Exterior overview — good cosmetic condition

* Repair cost estimates are provided as a negotiation reference and do not constitute a contractor bid. Obtain multiple quotes for major repairs before committing.
This unit has two items requiring resolution before purchase: active roof delamination and a non-functional water heater. The roof issue carries the highest risk — if water has entered the sub-roof layer, structural damage may be present that was not visible during this inspection without destructive teardown.
Recommended negotiation position: Request a minimum $2,000–$2,500 reduction from the $28,500 asking price, or require seller-paid repairs with receipts before closing. Additionally, budget for tire replacement within the first season regardless of negotiation outcome.
If the seller is unwilling to negotiate, this unit carries higher-than-average risk at the current asking price given the roof delamination alone. Consider engaging a licensed RV repair shop for a second opinion on the roof before proceeding.
